What does everyone here do for a living?

I realize sometimes how little I know about all of you.

I write mortgages. In fact, if anyone here wants to buy or refi or has questions, shoot me a message.

What about you? And what can you do for your fellow ANR friends.

Technical and Project Coordinator at a University :tiphat:

I've written a lot of technical documents and publications, so I'd be happy to help anyone that may ever need assistance in that area.

Hoka, I would add that you an aspiring mortgage video producer as well

I’m a translator and football (soccer) coach. I’ve been a translator for about 14 years now. I do a lot of work for Google and loads of academic translations. If I can help anyone out, I’d love to.

That's interesting. Is that where your screen name comes from...as is "one arm bandit"?

I work for a company that manufactures emergency telephones like you might see at a college or hospital or in some states highway boxes and bridge boxes.

I also do real estate stuff on the side. Currently just waiting patiently for the next crash so I can get back to work.

We might need to chat about the real estate stuff. :)

I do the slow flip. A couple of the houses that I've done I have held on to for two years to avoid taxes and a couple more I held for one year to reduce the taxes (cap gains vs income). I have only technically flipped two places that I had for a couple months.

I'm coming up on two years in my current place but housing isn't doing much where I live so unless something starts happening I am staying here for now. I'm just bored because I have nothing to work on.

I started out as a sheet metal mechanic in my late teens, moved on into the aerospace industry in my early 20's as a aircraft structure mechanic for about 15 years, took a year off and got a trade school degree in Graphic Design when the aerospace industry tanked here in SoCal in the mid 90's and worked for about a decade at several different photo labs and eventually a couple design/advertising companies before our son was diagnosed and I started my own graphics business to be at home taking care of him full time.

I'm an architect. I got my license about 3 years ago but have been working in firms off and on for the past 18 years. All sorts of work from single family residential, remodels, commercial, airports, schools, and lately water treatment plants in CA and OR. I've done some stick frame construction as well.
Anyone designing their dream home I can add my two cents. :noclue:

Looks like all we need is a developer with $$$$$ and ANR could be its own enterprise.

Correct! We have a 70's foundation with some of my friends here and that's my moniker. Along with my birth year obviously.

I'm semi-retired. Actually, for the last 3 years, I've been a full-time caregiver to my mother. I help her during the week; evenings and weekends off. I don't live with her but she is close, just a few kms away. Before that I was a payroll administrator for 17 years.

im an emergency management planner for nyc. i work on continuity of operations planning and random projects, like using grant money to install generators in schools. if/when theres another city-wide emergency, like a hurricane or a large-scale terrorist attack, i'll be staffing nyc's emergency operations center (y'all can pray for me then).

i got my masters in urban planning last year, and this is my first serious salaried job after years of fellowships, part-time gigs, school, etc. after another year or two, i want to transition more into community planning, like affordable housing/public transit/that type of stuff. i dont really like emergency management because it's way more interesting on paper than in real life.

I'm an estimator for a structural demolition contractor! I PM a little bit (depending on the size and complexity of the project I'll hand it off to PMs or PEs once contract is awarded.)

I bid large selective and total demolition projects across the country. Majority of my projects are southern California though.

I've been responsible for large demolition projects at: LAX, Atlanta Airport, Port of Long Beach, major Vegas casinos, Disneyland, Universal Studios, basically every fresh water and waste water treatment plant in Southern California, etc. etc.

I love my job. They pay me way to much to do something I'd probably do for free.

We should talk... I'm at a cross roads right now. I'm debating what I want to do with my house. I want to pull some cash out and do some work but I'm not sure how much or how to go about it.

Option#1:
Put like $50 to $100k into the house, slick it out, find renters, move into an apartment and pocket some money every month. (I could get a bitching apartment near the beach for like $2,500, and probably rent out my house for like $5k if I put a bit into it)

Option#2:
Cash out or HELOC like $300 or $400k. Make it my dream house and live in it for the rest of my life.

It's really like a flip of a coin for me. I could go either way. House is paid for and I'm definitely in a "neighbors are bringing my property value up" situation.

I'm a Registrar for a medical college. I had worked for them in the past in other roles, then decided to get my MBA to transfer to something other than education/medical. And I ended up right back working for them not longer after I got my master's. :noclue:

It's your basic 9-5 office job.

Which affords me the free time to spend my evenings and weekends pursuing my true passion: DRINKING.

I'm no mortgage broker but if you were going to pull out 300-400k and make it your dream home I would do a cash out refi over a line of credit. Much lower interest rates.

That's a tough decision. You really don't need the room now since I assume you don't have kids at this point so option 1 might be tempting. If you do that for a few years you could save up a lot of money and then not have to refinance if you decide to make it your dream home then. :noclue:

Love this thread.

I'm a market researcher, so I ask questions and snoop around people's lives for a living. Qualitative research, I hasten to add - no numbers. Sometimes I run focus groups, but mostly I go into people's homes and interview them for a few hours; the purpose of which is to help large corporations sell more stuff. The projects vary....airlines, deodorant, tech brands, etc. Currently working on a study on condoms, lubricants, and sexual well being. Fell into this when I graduated from university and somehow, it's been a couple of decades. It always amazes me what people reveal.
